Your Renovation Journey: What to Expect
A clear, honest and friendly guide to how renovation projects really work.
First of All: Thank You
Thank you for inviting Duke Renovations to be part of your renovation project. Renovating a home is exciting, it's the point where ideas, plans, and inspiration begin to turn into something real. It can also feel daunting if you haven't been through the process before.
This guide has been created to give you a clear and honest picture of how renovation projects typically unfold, explain why certain things happen during works, and help everyone start the project aligned, informed, and confident. Our aim is simple: no surprises, clear communication, and a great end result.
Renovation vs New Build: A Key Difference
Renovation projects are very different from new build homes. With renovations, we're working with an existing structure, much of which is hidden until work begins. Even well maintained properties can conceal issues beneath floors, behind walls, or above ceilings. This means some elements can only be properly assessed once works are underway. This isn't poor planning, it's simply the reality of working with older buildings.
Strip Out & Unforeseen Discoveries
Very Common in Renovation Projects
Once strip out or opening up works begin, it's common to uncover items such as:
- Outdated or unsafe electrical wiring
- Old or non compliant plumbing
- Damp, rot, or water damage
- Structural alterations from previous owners
- Materials that require specialist handling
When something like this is found, our priorities are always safety, compliance, and doing the job properly. Any additional works required are discussed with you openly and treated as variations, so decisions remain firmly in your control.
Why Variations Are Normal (Not a Problem)
A variation is simply a change to the original scope of works. Variations may arise because:
- Something unforeseen is discovered
- You decide to upgrade or change a finish
- A layout tweak improves how the space works
- A regulation or Building Control requirement needs addressing
Variations are a normal and expected part of renovation projects, not a sign that something has gone wrong.
How Variations Are Managed
Clear & Transparent. Before any additional work is carried out, we will:
- Discuss the issue or change with you
- Provide clear photo and/or video evidence where applicable
- Explain the recommended course of action
- Confirm the cost involved along with any impact on the programme
Nothing proceeds without your agreement.
Because renovation projects rely on careful sequencing and multiple trades working in order, variations often require prompt approval and payment to avoid disruption. Delays in approving or funding variations can result in work being paused, trades being stood down or rescheduled, and knock on delays to later stages. Our aim is always to keep the project moving smoothly, which is why timely decisions on variations are so important.
Contingency Budgets: Strongly Recommended
Because unforeseen works are common in renovations, we strongly recommend allowing a contingency budget from the outset. A contingency isn't a target or an expectation, it's a sensible buffer. Having one in place helps:
Reduce stress if something unexpected arises
Avoid rushed or pressured decisions
Keep the project moving without unnecessary delays
Ensure issues are fixed properly rather than temporarily
If it isn't needed, fantastic. If it is needed, you're prepared.
Why You'll Often Hear About Contingency Budgets
If you've ever watched renovation shows like Grand Designs, you'll probably recognise the moment when Kevin McCloud asks about the contingency fund. It's a familiar question for a good reason, renovations almost always uncover the unexpected, and being prepared makes the whole experience far more enjoyable.
A contingency fund isn't about contractors trying to pull the wool over your eyes or inflate costs. It's simply a practical safety net that allows sensible decisions to be made calmly if something unforeseen arises, rather than under pressure. Having a contingency in place keeps control with you, reduces anxiety, and protects the quality of the end result.
Programme, Sequencing & Trades
Renovation projects depend heavily on correct sequencing, certain tasks must happen before others. This is why we act as Main Contractor, coordinating trades and timing. Unplanned overlaps or interruptions can cause delays or rework. If you choose to involve your own trades or manage parts of the project yourself, that's absolutely fine, but it can impact programme and cost, which we'll always be upfront about.
Starting on Property Completion Day
Some projects begin immediately after a property purchase completes. In these situations, access timing can be unpredictable, start dates may be open rather than fixed, and completion dates cannot be guaranteed at the outset.
For this reason, we strongly recommend not booking decorators, flooring installers, carpet fitters, or other finishing trades until we've completed our works and formally handed the property back to you.
This avoids unnecessary stress, rebooking costs, and disappointment.
Payments & Keeping Momentum
Renovation projects run best when labour and materials flow smoothly and trades can move from one stage to the next without interruption. Timely stage payments allow continuous progress, better scheduling of trades, and a smoother overall programme. Late payments can cause unavoidable delays, something we always aim to avoid through clear communication and planning.
Our Commitment to You
- Be open and honest
- Explain issues clearly and early
- Offer solutions rather than problems
- Manage the project professionally
- Deliver work we're proud to put our name to
Renovations can be complex, but with the right expectations and communication, they are also incredibly rewarding.
Final Thought
If you ever have a question, concern, or idea during the project, ask. The best renovation projects are built on trust, communication, and clear expectations. We're excited to help bring your vision to life and guide you through the journey.
